What to know about LAP
- Lenders typically lend 50–70% of the property's market value. Residential property gets better terms than commercial.
- Rates are usually 1–3% above home-loan rates and often floating (EBLR or MCLR linked). Run the Rate change tab.
- No home-loan tax benefits apply unless the money is used to buy or build a house. Interest may be deductible as a business expense if used for business.
- Floating-rate LAP for personal use has no prepayment charges. If you use it for business, charges depend on when it was sanctioned and the lender: for loans from 1 January 2026, most banks and larger NBFCs can't charge on floating-rate loans to individuals and small businesses.
How your EMI is split between interest and principal
Your EMI stays the same, but its make-up changes every month. Early on, most of it is interest, because interest is charged on a large balance. Later, most of it repays principal.
On a typical ₹30 lakh, 12-year loan against property at 10%, about 68% of what you pay in the first year goes to interest. The insights show this for your numbers, along with the month when principal first overtakes interest.
Simple habits that save the most
- One extra EMI a year: on a typical ₹30 lakh, 12-year loan against property at 10%, it closes the loan 1 yr 6 mos early and saves about ₹3.04 L in interest.
- Raise your EMI by 5% each year as your income grows: on the same loan that saves about ₹4.71 L and finishes 3 yrs early.
- Keep your credit score high (750+). It decides the spread your lender adds on top of the benchmark rate.
- Re-check your rate every year or two. If new customers get a better rate, ask your lender for a reset or move to a lower spread.
Frequently asked questions
What is the EMI on a ₹30 lakh loan against property at 10% for 12 years?
The EMI is ₹35,852 a month for 144 months. You would pay ₹21,62,738 in interest, ₹51,62,738 in total. Change the amount, rate or tenure above to see your own figures.
After a prepayment, should I reduce the EMI or the tenure?
Reducing the tenure saves more interest. On this loan, prepaying ₹3,00,000 after 12 EMIs saves ₹5,18,239 if you keep the EMI and shorten the tenure, but only ₹1,95,787 if you keep the tenure and lower the EMI.
What happens to my EMI when the RBI raises the repo rate?
On a repo-linked (EBLR) floating loan your rate rises by the same amount at the next reset, which happens at least every 3 months. On this loan, a 0.25% rise after one year would either extend the tenure by 3 mos at the same EMI, or raise the EMI by ₹406 to keep the same end date. Lenders must let you choose.
How does the processing fee change the real interest rate?
A 1% fee on this loan against property means you receive ₹29,70,000 but repay the same EMIs, so the true annual rate is 10.21% instead of 10%. Use the true rate to compare offers.
Are there prepayment charges on a floating-rate loan against property?
RBI does not allow prepayment or foreclosure charges on floating-rate loans taken by individuals for personal (non-business) purposes. For loans sanctioned from 1 January 2026, most banks and larger NBFCs also cannot charge them on floating-rate business loans to individuals and small businesses.
